July 2026 Market Outperforms Seasonal Expectations
After another successful Canmore Folk Music Festival and weeks of beautiful summer weather, the Bow Valley is buzzing with hikers, bikers, runners and visitors making the most of long days in the mountains.
Canmore’s real estate market moved at a measured pace in July. Sales declined from June (- 27 %), which is typical, but were 18% higher than in July of 2025. This year-over-year increase in sales shows demand remains healthy despite the seasonally expected slowdown. Inventory remained relatively stable and pricing continued to vary across property types.
The market opened August with 169 active residential listings, down from 178 in July but slightly above the 163 listings available at the same time last year. Higher inventory than last year gives buyers more options without suggesting an oversupplied market.

The average asking price remained steady at approximately $1.436 million, while the median asking price increased slightly to $1.079 million. July saw 46 sales alongside 46 new listings, producing a sales-to-new-listing ratio of 100% a Months of inventory increased from 2.66 to 3.67, suggesting a more balanced market with additional time and choice for some properties although top properties continue to sell very quickly. Properties sold for an average of 97.5% of their asking price. This suggests that sellers are still achieving strong prices when listings are priced appropriately.

Activity by Property Type
Townhomes
Inventory remained steady at 38 listings. Fourteen townhomes sold during July at an average price of approximately $1.012 million and a median of $912,500. Townhomes remained one of the most active sectors of the market.
Apartments
Apartment inventory declined from 64 to 54 listings. Sixteen apartments sold at an average price of approximately $848,000 and a median of $785,000. Buyers currently have more opportunity to compare properties, making pricing, condition and location increasingly important.
Single-Family Homes
There were 42 detached homes available at the beginning of August. Ten sold during July at an average price of approximately $2.012 million and a median of $1.904 million. Demand remains present for well-priced family and luxury homes.
Hotel Condos
Hotel-condo inventory held steady at 17 listings. Six properties sold at an average price of approximately $809,000. This continues to be a property-specific market influenced by location, amenities, management structure and revenue potential.
Duplexes and Lots
Duplex inventory increased to eight listings, while vacant-land inventory rose to ten. No duplex or lot sales were recorded during July.
