As we move into the heart of summer in the Bow Valley, Canmore is filled with the energy of long days, busy trails, and visitors enjoying everything our mountain town has to offer. Canada Day was once again a huge success with the Canada Day run and legendary parade. That same confidence is reflected in the local real estate market, with the second quarter of 2026 showing healthy activity, resilient pricing, and continued long-term demand across most property types.
Overall, Q2 recorded 166 sales across the main Canmore property categories, up from 155 sales in Q1 and ahead of the 148 sales posted in the same quarter last year. This is a positive sign heading into the second half of the year, especially as buyers remain thoughtful and selective while still moving forward when the right property becomes available.


Apartments were the most active segment this quarter with 59 sales and an average sale price of approximately $838,000. Townhomes also remained strong, with 39 sales and an average price of roughly $1.22M, continuing to appeal to buyers looking for space, flexibility, and the Canmore lifestyle.
Single-family homes saw 27 sales with an average price just under $2.4M, a notable increase from last year and a reflection of continued strength in Canmore’s detached market. Duplexes posted solid activity with 13 sales and an average price of approximately $1.77M, while hotel condos saw 26 sales, showing that recreational and flexible-use properties remain an important part of our market. Land sales remained limited, reinforcing the scarcity and long-term value of build opportunities in the valley.


Looking ahead, we expect the Canmore market to remain steady and opportunity-driven through the summer months. Inventory is still a key factor, but the market is showing a more balanced rhythm than the high-pressure years following the pandemic. For sellers, well-presented and well-priced properties continue to attract attention. For buyers, patience and preparation remain important, as quality options do come available.
