As we settle into February 2026, we’re seeing a modest uptick in new listings coming to market. The increase is slightly softer than what we experienced at this time last year, and overall inventory remains limited. As a result, buyers continue to exercise patience, waiting for the right opportunity. They’re measured and thoughtful — careful not to overpay — yet ready to act decisively when the right property presents itself.

Looking ahead, we anticipate continued price stability with the potential for gradual appreciation. Buyers remain sensitive to ambitious pricing, which is helping to keep the market balanced. Throughout 2025, condo median pricing held remarkably steady month to month. Single-family homes experienced more noticeable swings, though year-over-year pricing rose by more than 8%, with just five fewer sales than in 2024 — a strong and resilient performance overall.

As we finalize this month’s newsletter, the Olympic Games are underway, and it’s hard not to feel inspired.
