Canmore Market Gains Momentum
With summer approaching and visitor activity increasing throughout the Bow Valley, we typically see renewed interest from recreational buyers, second-home purchasers, and those considering a permanent move to the mountains. While economic conditions continue to evolve nationally, Canmore remains a highly desirable destination where lifestyle, recreation, and long-term investment appeal continue to support buyer interest.
As June unfolds, visitors and locals alike are heading out to enjoy the mountain trails and all the adventure and enjoyment they bring. While we have seen our typical May showers, we have also enjoyed many beautiful spring days!
The Canmore real estate market has delivered an encouraging year-over-year start, with 2026 attracting a broader range of buyers, experiencing increased purchasing activity, and maintaining strong consumer confidence. Comparing January through May, total sales increased from 211 properties in 2025 to 252 in 2026, an improvement of approximately 19%. This is a meaningful gain, particularly given that new listings increased from 285 to 320. More choice has come to market, yet buyers have continued to absorb inventory at a healthy pace.
One of the most positive indicators is the improvement in market efficiency. Average days on market declined from 66 days in the first five months of 2025 to 47 days in 2026, while the median days on market improved from 41 days to 29 days. This suggests that well-positioned properties are moving more quickly, and buyers are responding with confidence when the right opportunity is presented.
The sales-to-new-listing ratio also strengthened, moving from approximately 74% year-to-date in 2025 to nearly 79% in 2026. This points to a balanced-to-active market, with demand keeping pace even as listing inventory expands. Months of inventory averaged 3.55 in the first five months of 2026, slightly lower than 3.78 average recorded during the same period in 2025. A balanced market is generally between 4 and 6 months of inventory so this remains constructive for sellers, while giving buyers a reasonable selection of properties to consider.
Pricing strength has also remained impressive. The average list-to-sale ratio improved from 97.70% in 2025 to 98.35% in 2026, showing that properties are achieving strong results relative to asking price and that motivated buyers remain active in the Canmore market.
May 2026 was also a strong month compared with May 2025. Sales increased from 45 to 55, while new listings held steady at 49. With sales outpacing new supply, the sales-to-new-listing ratio rose to 1.12 and months of inventory improved from 3.69 to 3.09. Average days on market also declined from 61 to 48 days, reinforcing that quality listings are continuing to attract attention.
Overall, the Canmore market is showing positive momentum and healthy demand. For sellers, the data points to a favourable environment when properties are priced and presented strategically. For buyers, increased listing activity offers more opportunity, but the strongest properties continue to move efficiently.
