As we move through March, the anticipation of spring is beginning to build across the Bow Valley. With longer days ahead, the season brings a return to spring skiing along with the reopening of valley floor trails for walking, hiking, and running.

Looking at the real estate market, new listings coming to market appear to have increased dramatically over the past three months. However, these figures are somewhat skewed, as a significant portion of the new entries are newly constructed units that have already sold being added into the system. Even after removing those, we are still seeing a meaningful increase in new listings — up approximately 23% compared to the same three-month period last year.

This growth has translated into total listing inventory reaching 155 properties, representing a 13% increase year over year. This is a positive development, as our market has been operating with historically low inventory levels for several years. Additional supply helps move the market toward a more balanced environment. For context, the last time the overall Canmore market saw listing inventory exceed 200 properties was in December 2020.

Despite ongoing political and economic discussions globally, buyer confidence in Canmore remains strong. Many purchasers continue to view the area as a long-term lifestyle and investment destination, and the demand for quality properties remains steady. With more listings gradually coming to market through the spring, we expect activity to continue building as buyers gain additional options.
