Springing into May
As spring unfolds, we bid farewell to ski season while eagerly welcoming the warmer days ahead. With trails reopening, it’s wonderful to see everyone out enjoying this incredible place we call home.
Over the past month, the national election wrapped up, hopefully bringing more stability to the political landscape. Our local market tends to be sensitive to uncertainty, and a more predictable environment often leads to increased confidence and activity.
On the real estate front, our listing inventory is slowly increasing—an encouraging shift that’s been much needed. We still have a long way to go before reaching a balanced market. Pre-pandemic, we typically hovered between three and four months of inventory, but since COVID, that number has remained around three. Many buyers are still exercising patience to find the right fit, so if you’ve been considering listing your property, now remains a great time to do so.
The average list-to-sale ratio—the percentage of asking price that a property sells for—has remained strong, consistently above 97.5% over the past five months and averaging over 97% in the past year. This signals that sellers are generally achieving close to their asking prices, though, as always, some outperform expectations while others fall slightly short.
Outside of the market, I had the chance to experience the Bow Valley Parkway between Banff and Johnston Canyon last week. Parks Canada’s pilot program restricting vehicle access from 2022 to 2024 has now been extended through 2030. This initiative allows cyclists, runners, and walkers to fully embrace the beauty of the area—without the concern of passing vehicles. I was out on the second day it reopened, and the smiles on everyone’s faces truly said it all.
