33rd Annual Royal LePage Solutions Food Bank Drive — December 4, 2025

As the holiday season approaches, the 33rd Annual Royal LePage Solutions Food Bank Drive returns on Thursday, December 4th and we need your help.  Continuing a long-standing 33 year tradition, each year we help get volunteers going door to door throughout Canmore collecting non-perishable food items and financial donations in support of the Bow Valley Food Bank.

This event not only helps meet essential needs during the winter months but also showcases the spirit of collaboration and care that defines Canmore.  We encourage everyone to participate—whether by donating items, volunteering time, or simply spreading the word—to help ensure that every family in the Bow Valley has a full table this holiday season.  Please see the QR link below to register to help us out.  Brad and I visited the food bank and saw firsthand how our support helps them immensely. With over 10,000lbs of food collected, it truly goes a long way.

Now for our market…

Canmore’s real estate market reflects a mix of steady buyer engagement and selective seller activity across all property types. While sales volume remains modest, pricing trends indicate that value appreciation continues in key segments, supported by lifestyle-driven demand and limited inventory.

Comparing October sales over the last few years we are noticing the following.

Townhomes

Townhome activity remains consistent year-over-year, with 13 sales in 2025, matching 2024 levels. The average sale price of $979,919 represents a slight moderation from 2024’s $1.15 million average, suggesting some stabilization after two years of growth. However, the median sale price of $996,450 shows that well-located and recently built properties continue to command strong interest. Days on market lengthened to 71 on average, hinting at a more balanced pace between buyers and sellers.

Apartments

The apartment segment saw 6 sales this year compared to 13 in 2024, yet average pricing climbed notably to $993,375, up from $732,177. This 36% year-over-year increase reflects a shift in the mix of units sold—more premium or newer inventory moving through the market—rather than broad-based price inflation.

Hotel Condominiums

Hotel condos continue to provide an accessible entry point to the Canmore market and a gateway to short-term rental investment opportunities. With 7 sales averaging $736,950, pricing remains steady relative to the past three years, fluctuating within a narrow range around the mid-$700,000s. While values and listing asking prices are continuing to rise a small amount of quarter shares or similar are keeping these average sale prices more consistent.

Single-Family Homes

After record highs in 2024, where average prices reached $2.39 million, the 2025 single-family segment averaged $1.45 million across four transactions. This marks a return to a more typical range and as always with the smaller monthly sample sizes we see larger fluctuations in averages and median sale prices. With a days on market average of 76 days, it does suggest that buyers are taking a more deliberate approach.
